The legal line
In Maryland, DC, and Virginia, any work that requires a permit must be performed by a licensed electrician. That includes:
- Service equipment changes
- New circuits or sub-panels
- Generator installs
- EV charger installs
- Most kitchen, bath, and addition rewiring
Where homeowner DIY is allowed
- Replacing a like-for-like switch, outlet, or light fixture (with power off)
- Changing smoke alarms
- Resetting tripped breakers and GFCI outlets
- Installing a smart light bulb or smart switch (single-pole, same circuit)
Where DIY ends, even when legal
Even if a swap is legal, stop if you see any of:
- Aluminum branch wiring
- Burnt or melted insulation
- Backstabbed wires that won't release
- More than two cables in a single junction box
- Any uncertainty about live vs neutral vs ground
Why permits matter
A permit isn't bureaucracy — it's the insurance trail. If something fails and there's no permit on file, your homeowner's policy may deny the claim. Selling the house later? An unpermitted addition shows up on the title search.
